GOVERNING DOCUMENTS
In accordance with the Bylaws and the Reservations Restrictions and Covenants of the Whispering Pines Phase 3 development, all owners are responsible for abiding by the governing documents of the Whispering Pines Property Owners Association and the Whispering Pines Water Company.
From the Bylaws:
“All present and future owners, tenants, or any other persons who might use the facilities of Whispering Pines Property Owners Association in any manner are subject to the regulations set forth in these (governing documents). The mere acquisition or rental of any of the lots or parts thereof, or the mere act of occupancy or use of any of said lots or parts thereof or the common areas and facilities will signify that these by-laws are accepted, ratified, and will be complied with by said persons.”
From the RRCs:
"These restrictions shall be effective and run with the land, and shall exist and be binding upon all parties and all persons claiming ownership under them."

The construction checklist provides the required questions and content needed to approve construction on any project. The checklist is similar to a master key which can help with strategic planning and conception for thoughtful execution.

Architectural Committee Approval Form
The Architectural Committee Approval Form is a document confirming all project plans are understood by all parties involved. The signing of the form dictates the project plan is officially accepted and construction may begin.

Design Modification Request Form
Things are bound to change as the project moves along. When design modifications occur the changes need to be approved via the Achitrecuratal Committee. This form will aid in helping the process run more smoothly.

Fines + Sanctions
To maintain Whispering Pines Community ordinances, fines and sanctions are put in place to prevent violations and potentially dangerous situations. The board may assess a fine against a lot owner for an infringement of the association's governing documents.
